Carters are working with an existing client Ryco Property Group and now successfully been appointed to technically design and project manage their new and exciting Apartment Development Lytham St Anne’s

Full planning permission has been granted and we are looking forward to starting on site in the very near future.

The development comprises of converting the old Kingsway Auction Room in St Anne’s, which is a beautiful extended Georgian building, into 9 luxury apartments.

We have worked with Ryco Property Group on previous development and we are really looking forward to making a start with this development. Services that we will be providing:

  • Stage 1 – Develop technical design, provide construction drawings, and building regulations application. (RIBA Stages 4‐3).
    Stage 2 – On-site Contract administration/Project Management/ Principal Designer Role. (RIBA Stages 5‐6).

To undertake pre‐and post‐contract management duties of the project. In line with the Construction Design Management Regulations 2015 (CDM). Carters Building Consultancy will function as Principle
Designer to mitigate any potential risk prior to any construction. Our appointment will include management in obtaining sub-consultant fee’s such as structural engineers, mechanical engineers, and electrical engineers, and any specialist manufacturers’ details.

All design works will be undertaken utilising the latest BIM 3D software, which will enable all the parties involved to collaboratively interact during the development of the design and throughout the project. This
will allow you to see the design in 3D and walk through the proposals using the virtual software.

The proposal

The proposal is a change of use and extension of the existing building to provide 9 high-quality apartments, which is to include a split-level two/three-story rear extension, minimal alterations to the shop front to preserve the character of the Georgian style property, construction of rear dormer, and provision of off-street parking. The premises once housed the renowned Kingsway Auction rooms and the building has been left vacant for several years, leaving it to fall into disrepair. We will be bringing the building back to its former glory housing 9 well-presented apartments.
