Carters Building Consultants assisted Fabrik Property Group in securing full planning approval from Blackpool Council for an exciting new residential development, which is to consist of 34 self-contained apartments with 30 car parking spaces.

The site was formerly occupied by Mariners Public House, which fell into a bad state of repair following a fire that resulted in the building being demolished. The site has been left empty for many years, causing a severely adverse impact on the visual appearance of the area.

The proposed building has been designed to be sympathetic to the adjacent dwellings but being truthful and honest to the material used allowing the building to speak of its nature and intention through the materials.

The development will be constructed using the latest construction materials and methods. Incorporating the use of a smooth grey facing brick, GRP or single-ply roof coverings, PVCu and large architectural floor to ceiling glazing.

The elevations have been designed with a horizontal rhythm to visually decrease the perception of the height of the building.

Using a combination of Charred timber appearance composite cladding, render formed with shadow gaps at regular centres finished with architectural prominent horizontal glazing transoms to the higher levels.

The design has evolved using modern architecture for apartment buildings with a combination of horizontal straight lines. A new main entrance has been proposed to the front elevation creating a focal point for the main elevation and easy access off Norbreck Road.

The materials proposed and the design will create an aesthetically pleasing piece of architecture, positively contributing to the built environment and Blackpool’s regeneration plans. The design process has resulted in a bespoke scheme having taken account of the town planning considerations relevant to the application.

It is proposed that 34 apartments are erected. 11no –1 Bed, 22no –2 bed and 1 no 3 –bed are proposed for the development.
