Royal Oak 16 Luxury Apartments – Starting on Site!

 

 

After a lengthy two-stage tender process with local contractors bidding for the works, a contractor has now been appointed. Developers Amex Estates and Carters Building Consultancy are pleased to inform you Poulton-le-Fylde based, Fylde Joinery & Building Services Ltd have been awarded the contract to construct 16 luxury apartments consisting of 1 and 2 bedrooms.

Fylde Joinery & Building Services Ltd is famous for the new landmark building Breck Point luxury townhouses also in Poulton-le-Fylde.

It is proposed to commence construction work on the three-story luxurious properties, known as the Royal Oak Apartments at the beginning of March. Award-winning and Fylde-based Carters Building Consultancy are behind the contemporary project and have built up a reputation for high-spec modern designs with the internal layouts being influenced by city centre design which has high-end finishes.

Phil Slater, local businessman, and  Harry Carter Director, of Carters Building Consultancy, started the journey three years ago in 2018, on behalf of the new owner to establish the development’s potential and agree on a purchase of the site which took over 12 months to complete. After long negotiations, with Phil Slater being the main driver for this development, the site was subsequently purchased by Amex Estates in August 2019.

Due to the complexities of the site, characteristics, and challenges of the development proposed with COVID disruptions we are really pleased to announce construction will start on site in March 2021.

The proposal

The development is inspired by Victorian architecture with a modern twist. The property development includes a three-story steel frame structure with pitched slate roofs, facing brickwork elevations with protruding bay windows clad with aluminum. Large glazed futures have been used to enhance the visual impact of façade and maximise the natural light in all the apartments.

Apartments in this location will provide a striking and current new piece of architecture for the area. The Royal Oak was an important part of its history and time of construction when the old railway used to be located off Station Road. The new development will provide a key role within its new era of construction and continue to provide Poulton, a designated conservation area, with high-quality design.

Internally

Internally the apartments will be tastefully finished, with attention to detail, modern colors, designer lighting, and high-quality accessories, perfect for those looking for a functional and high standard accommodation. The stylish apartments can comfortably accommodate up to 4 x residents. The apartments are proposed to have hi-tech, and high-speed WIFI internet and underfloor heating throughout. The design is characterised by a fluid chromatic sequence through rigorous use of materials, such as bare brick walls, concrete finished walls, and designer kitchens. Each room is complemented with floor to ceiling windows.

We have already taken steps to adhere to the latest Building Regulation requirements and installed the above which will reduce the carbon footprint of the development.

All materials and trades will be locally sourced reducing the carbon footprint of the development.

The site is also near the amenities of Poulton le Fylde. There are 2 primary and high schools within walking distance and safe crossing areas. Bus stops are available within a 2-minute walk. In addition, school bus services to local high schools such as St Aidan’s, Bains, Millfield and Hodgson pass the application site daily. Poulton train station with links to major cities is only a 2-minute walk from the development.

The site

The site has been vacant for nearly a decade and in urgent need of development. The Royal Oak was a former public house/hotel that was built in the early 1840s at the time of Poulton’s first railway station and has historically been used for various functions such as inquests and sales of livestock from local farms.

The Royal Oak public house was demolished in 2018 with the site being left undeveloped. The proposed development will significantly improve the area providing a high-quality design and with another landmark building for Poulton-le-Fylde.
